Understand the calculation

How a home loan works in Morocco

How is the monthly payment calculated?

The payment on a fixed-rate loan with constant installments depends on three inputs: the amount borrowed, the nominal rate and the term. A longer term lowers the monthly payment but increases the total interest paid.

What does the total cost of the loan include?

The total cost adds interest and borrower insurance over the whole term. Arrangement fees, notary fees and registration duties come on top of the property price and are not included in this calculator.

What debt ratio do banks accept?

In general, banks cap all your loan payments at around 40% of your net income. The borrowing capacity mode applies this cap, and you can change it.

What down payment should I plan?

Banks often finance a large share of the price but ask for a down payment that depends on your profile and the type of property. Enter your down payment to see its effect on the payment and the total cost.

Frequently asked questions

Mortgages in Morocco: your questions

Enter the property price, your down payment, the term and the rate offered by your bank: the calculator shows your monthly payment, insurance and total cost in dirhams. To see how much you can borrow, use the “How much can I borrow” tab with your net monthly income.

Payment = principal × monthly rate ÷ (1 − (1 + monthly rate)^−number of months). Example: for 1,000,000 DH over 20 years at 4.5%, the payment is about 6,326 DH per month excluding insurance, or about 518,000 DH of interest over the term.

With a 40% debt ratio cap, a net income of 15,000 DH per month allows a maximum payment of 6,000 DH, which is a loan of about 912,000 DH over 20 years at 4.5% with 0.3% insurance. Your bank sets the final limit based on your profile.

The calculator shows the payment excluding insurance, the monthly insurance, then the total payment. Borrower insurance is generally required by the bank and its cost depends on your age and profile.

No. It gives a reliable order of magnitude to prepare your project. Rates, fees and conditions vary between banks: request a priced offer before committing.

Don't forget

Acquisition costs come on top of the property price and your down payment.
