Understand the costs

Notary fees in Morocco: what to know

What do notary fees include?

In Morocco, “notary fees” bundle several items: registration duties owed to the State, land registry duties, the notary's fees with VAT, and miscellaneous costs. Most of the amount goes to the State, not to the notary.

How much should I plan as a percentage of the price?

For housing, expect roughly 6% to 7% of the declared price: 4% registration duties, 1.5% land registry, then notary fees and their VAT.

New or resale: what is the difference?

Registration duties are the same for new and resale housing. For a new property sold by a developer, VAT may be included in the price: check the price shown in the deed before simulating.

Can these costs be reduced?

Registration and land registry duties are set by law. Notary fees and miscellaneous costs vary by notary and by the complexity of the file: ask for a detailed quote before signing.

No, it is an estimate. State rates are fixed, but notary fees, miscellaneous costs and special cases (social housing, non-traceable payment) vary. Have the amount confirmed by your notary.

Since 1 July 2026, an additional 2% registration duty applies to property sales above 300,000 DH when the price is not paid by a traceable payment method provided by law, or when the deed does not state how it was paid. If the price is paid partly in cash, the surcharge applies only to the cash part. Example: 500,000 DH paid in cash adds 10,000 DH of duties.
